The brief

The owners had a narrow kitchen, a dining room they never used and a garden they could only see from the back bedroom. They wanted one room for cooking, eating and the kids' homework, with the garden in view.

What we did

We took out the back wall and the wall between the kitchen and dining room, put in two steels and built a six-metre single-storey extension in matching brick. A flat roof with two roof lights keeps it bright, and a four-panel folding door opens the whole back onto a new patio.

Inside, we laid underfloor heating under a polished concrete-effect floor, ran new electrics and plumbing for the island, and plastered throughout before the kitchen fitters came in.

How it went

Planning went through under permitted development, so we started three weeks after the survey. The family stayed in the house, with a temporary kitchen in the front room for six weeks. Building control signed it off in week fourteen.
