Ranges are for typical houses around Whitlow Cross in 2026 and include VAT. They move with the size of the job, the finish you choose and what we find once the walls are open.
How we price
Every quote is itemised and fixed for the work we can see. If something hidden turns up, like rotten joists, we show you and price it in writing before we touch it.

Single-storey extensions
Rear and side-return extensions that turn a cramped kitchen into the room everyone ends up in. Steels, roof lights and folding doors are the usual.

Loft conversions

Kitchens

Whole-house renovations
Rewires, new heating, damp work, plastering and floors for houses that haven't been touched in forty years. We run the whole job.

Raking out and repointing in lime or cement to match, replacing spalled bricks, rebuilding garden walls and chimney stacks.

How a job runs
Five stages, one site lead.
You’ll have the same person’s mobile number from the survey to the sign-off, and a written update every Friday.

Survey
We come round, measure up and talk through what you want and roughly what it’ll cost. Free within 15 miles.

Quote
A written, itemised quote and a programme of works. Fixed price for everything we can see.

Planning and building regs
Drawings with your architect or ours, then planning or permitted development, building regs and party wall notices.

Weeks to months
Build
One site lead from start to finish, an update every Friday and a swept site at the end of each day.

Final week
Sign-off
Building control completion certificate, your guarantee paperwork and a snagging visit six weeks later.

Do I need planning permission?
Many single-storey rear extensions and loft conversions come under permitted development, so they don’t. We check at the survey, and if you do need it our architect makes the application. Councils usually decide within eight weeks.
How much do you take up front?
A 10% deposit to book your start date, then stage payments as the job reaches agreed points: foundations, roof on, plastered, finished. You never pay for work that isn’t done.
Can we live in the house during the build?
Usually, yes. For extensions and kitchens we set up a temporary kitchen with a sink and a worktop. For whole-house renovations most people move out for the dustiest weeks.
Who deals with building control and party walls?
We do. We book the inspections, chase the completion certificate and arrange party wall notices with a surveyor if you share a wall with a neighbour.
What if you find something unexpected?
We stop, show you, and give you a written price before going any further. Nothing extra goes on the bill without your say-so.
How far ahead are you booked?
Usually three to four months for extensions and lofts. Smaller jobs, like repointing or a knock-through, can often fit in sooner.
